Community Meeting on Amendments to the Zoning Regulation

Tsawwassen First Nation Executive Council has directed administration to proceed with the consultation process in accordance with the Land Use Planning and Development Act requirements prior to considering approval of the proposed Zoning Regulation amendments
as listed below.

The purpose of the proposed amendments is to allow for single family development with a slightly higher density cap in the SF2 – Single Family without Lane (330m²) Residential zone.

The proposed amendments to the TFN Zoning Regulation include the following:

1. Section 3.1 is amended by replacing the definition of Floor Space with the following:
FLOOR SPACE – means the sum of the horizontal area of each floor of a building contained within the outside surface of its walls, excluding crawl spaces.
2. The SF2 Zone Regulations are amended by:

  • Replacing “40%*” with “45%” in Section 4 and deleting the end note for 45% parcel coverage in its entirety;
  • Replacing the Maximum Parcel Density of “0.6 (FSR)” with “0.75 (FSR)”

REQUEST FOR WRITTEN COMMENTS
Tsawwassen First Nation is requesting written comments from affected land holders, the advisory council and Tsawwassen members on the proposed amendments per Sections 41, 42 and 43 of the Land Use Planning and Development Act. Please provide written comments no later than December 2, 2019 in one of the following formats:
